Our role is to help your tenants keep the property in the best possible condition. Whilst they are responsible for the day to day upkeep of their home, we will ensure any property maintenance is managed promptly and efficiently. We work hard to build strong relationships with your tenants so that they can be our eyes and ears for any issues which may arise between our property visits, this ensures minor repairs do not escalate to become bigger issues.
We can help you ensure the property is fully prepared before new tenants move in. It is essential that everything is in working order, professionally cleaned and that there is access to all manuals and useful information.


Protecting your investment
Just like your own home, your investment will need regular maintenance, servicing and updating. Making a success of your investment needs a plan, a list of routine jobs and good habits. This is best approached with a preventative maintenance plan.
This proactive approach has several advantages, such as:
- Maintaining a cohesive and positive relationship with the tenant
- Helping the tenant to upkeep the property
- Keeping costs down in the long term
- Ensuring the property remains attractive to new tenants
A preventative maintenance plan differs with each property, but even a brand new flat or house requires regular maintenance, especially if you have a garden.
We have a great team of contractors who are on hand to keep costs down and carry out small to medium sized jobs, from loose toilet seat hinges to fitting a new kitchen tap. We help prolong the life of your boiler by carying out annual services at the same time your gas safety inspection is done. This preventative measure reduces the likelihood of more costly repairs and puts your tenants mind at ease.
The rewards are reliable, long term tenants, a regular rental income whilst your asset value continues to increase.
Safety & Legal Compliance
The work we do in finding tenants, setting up a new tenancy agreement, arranging appropriate certificates and check in formalities, covers you for many of the risks at the start of the tenancy. There are now over 160 pieces of legislation for the landlord to keep up to date with, the most crucial being:

Electrical safety
All rented properties must have an Electrical Installation Condition Report carried out every five years. We will ensure this is up to date and a copy is provided to your tenants within the government guidelines period.

Annual gas safety check
Any property containing gas must have a Landlords annual gas safety inspection by a certified engineer. We will ensure your gas safety is up to date, any remedial works are completed to make you compliant and a copy of the certificate will be provided to your tenants within the government’s guideline period.

Smoke alarms & carbon monoxide detectors
Your property needs to be fitted with a smoke alarm on each floor and a carbon monoxide detector in each room with a gas appliance. All alarms need to be tested and working on the day the tenancy starts. We will ensure the adequate numbers and types of alarms are fitted and in working order at the start of the tenancy and during any visit we carry out.

Risk of legionnaires disease
Legionella can develop when water becomes stagnant, if your property is empty for a while, we will recommend a legionella test is carried out.

Property Licensing
We will keep in regular contact with your local authority to ensure we can best advise you on any licensing schemes or changes that may affect your property.

Property inspections
We will carry out regular visits to the property during the tenancy which will help ensure your property is being looked after and that your tenants have an opportunity to discuss any maintenance or tenancy queries they would like to flag to us.
